What the government pays at each stage
The Suryapet district housing page says each house gets ₹5 lakh in total, in four stages:[1]
| Stage | Amount |
|---|---|
| Basement level (foundation and basement) complete | ₹1,00,000 |
| Walls up to roof level | ₹1,00,000 |
| Roof slab cast | ₹2,00,000 |
| House complete in all respects | ₹1,00,000 |
- A May 2026 news report says the first ₹1 lakh is paid in two parts: ₹20,000 for the foundation and ₹80,000 when the basement is complete. Ask your mandal office if your district uses the same split.[2]
- Money for a stage is released only after the stage is complete and officials record it. So you pay for each stage first.[2]
- An April 2025 SOP in Adilabad district planned loans of ₹20,000–30,000 for SHG members, through SHGs or the Mandal Samakhya, to start work. Ask your mandal office if a similar loan is available in Suryapet.[3]
- In September 2026 the state told the Assembly it will supply subsidised cement to families with Indiramma houses. How and where owners get it is not yet clear.[4]
Check with your mandal office. Stage amounts, payment timing and the subsidised cement process can change. We cannot give any guarantee about government payments.
House rules that affect your materials
- The house must be at least 400 sq ft, with an RCC roof, a kitchen and a toilet.[5]
- The April 2025 Adilabad district SOP says the basement must be 400 sq ft and built with cement bricks. Ask your mandal office which rules apply in Suryapet.[3]
- An RCC roof needs TMT steel and cement for the slab. A toilet and kitchen need waterproofing, plumbing and electrical points planned early.
Stage-by-stage materials checklist
ApproximateA 400 sq ft house may use about 150–250 bags of cement and about 1–1.5 tonnes of TMT steel. This is our rough estimate, not a government figure. The real amount depends on the design, the soil and the mason. Get the exact quantity from your engineer or mason.
1. Foundation and basement
- Cement: PPC or UltraTech Super for the foundation and brickwork; many masons use OPC 53 for column footings
- TMT steel for footings and column bars: Tata Tiscon, Goel, Jindal, Vizag Steel
- Binding wire
- UltraTech Weather Pro WP+200 in the plinth beam, to stop ground damp from rising
2. Walls and roof slab
- Cement for walls: PPC or UltraTech Super
- Cement for slab, beams and columns: OPC 53 or UltraTech Super
- Slab steel: 8, 10 and 12 mm TMT bars (buy the sizes your engineer gives)
- Binding wire
- If you use cement blocks: UltraTech Fixoblock jointing mortar
- In the slab concrete: Weather Pro WP+200
- Before the slab is cast, put the electrical conduit pipes and boxes (Sudhakar PVC) in the slab
3. Waterproofing (before plastering)
- Bathroom and toilet floor and lower walls: UltraTech Seal & Dry
- Water tank: UltraTech Seal & Dry
- Terrace and roof top: UltraTech Weather Pro Top-Shield or Birla Opus Alldry Wall n Roof
4. Plastering
- Cement: PPC or UltraTech Super
- Or ready-mix plaster: UltraTech Readiplast
- In outside wall plaster: Weather Pro WP+200
- If you lay tiles: UltraTech Tilefixo tile adhesive
5. Doors
- Tata Pravesh steel doors: they do not warp, swell or get termites
- For grills and the gate: MS angles, flats, square pipes and welding electrodes
- Fix the door frame size before plastering
6. Electricals
- Conduit pipes and boxes (in the slab and walls, before plastering)
- House wires (Ultravolt, 1 to 4 sq mm): your electrician decides which size goes where
- MCBs and a distribution board
- Switches, sockets, fans and LED battens
7. Painting
- Inside walls: Birla White WallCare putty → primer (Style Perfect Start or Calista Perfect Choice) → emulsion
- Outside walls: primer → exterior paint; Alldry Wall n Roof for walls that take rain
- Grills and gates: enamel
- Rollers and brushes
Common mistakes to avoid
- ApproximateDo not skip curing. Keep the slab, columns and plaster wet every day. At least 7 days with OPC, and at least 10 days with blended cement such as PPC; longer in hot weather. Without curing, concrete cracks and loses strength.[6]
- ApproximateAlways use cover blocks. Without cover blocks under and beside the steel, bars show through and rust. Do not use stones or brick pieces. About 20–30 mm cover for a slab, 25–40 mm for beams and columns, and about 50 mm for footings. Ask your engineer for the exact cover.[6]
- Waterproof before you plaster. Bathroom and terrace waterproofing is hard and costly to do after plaster and tiles.
- Lay pipes and conduits early. Put electrical conduits in before the slab and before plaster, so you do not break walls later.
- Keep cement bags dry. Stack them on planks or a plastic sheet, not on bare ground, and cover them. Do not use old cement that has set into lumps.
- Keep photos and bills for each stage. They may help at the stage check. Ask your mandal office which papers you need.
